Our "Lifestyle Guarantee" takes away the risk

We know that making the decision to move to a community like ours can be a big one. What if it doesn't work for you?

We are so confident that the Chatsford lifestyle will work for you that we guarantee it. If you find that Chatsford is not providing you with the lifestyle you expected, we offer you opportunity to terminate your agreement with us within your first six months here. You can do this without incurring any of the normal deductions from your Termination Payment. You simply need to notify us in writing within six months of entering into your Occupation Right Agreement.

There are some conditions, and any normal expenses payable when leaving the community such as legal costs, community outgoings, and outstanding maintenance or personal service charges may still apply. Please see our Occupation Right Agreement for full details.

Your costs are based on our costs - with no added extras!

We recognise the importance of keeping your ongoing costs to a minimum. Your weekly Community Outgoings Fee for living within the Chatsford community are based on what it costs us to run the community. These charges allow us to provide you with the best possible lifestyle by covering things such as external maintenance of your home and all community amenities, insurance of your home and community buildings, gardeners, reception and administration services, heating and lighting of amenities, 24 hour emergency call service, some courtesy coach outings and shopping trips, and even most of the entertainment we have on offer.

We add no profit margin to any of these charges, and this ensures that Chatsford is able to offer you comprehensive services at exceptional value.

Outstanding facilities and amenities

Having a home at Chatsford is almost like living in your own resort. You have access to a approximately ten million dollars* worth of top quality facilities and amenities offering you a range of lifestyle choices that we believe is unrivalled by any comparable community in New Zealand.

How do you pay for all these amenities?

As a resident of Chatsford you have access to all of our communal facilities. But how do we recover the cost of making all these amenities available to you?

We operate on a "use now, pay later" philosophy. When you terminate your Occupation Right Agreement with Chatsford, we take a deduction out of your Termination Payment based on the amount of time you have lived in the community. This deduction is calculated as follows:

For each year you have been with Chatsford (to a maximum of five years) we deduct:

  • 3% of your Termination Payment as your Community Contribution
  • 1% of your Termination Payment as your contribution to the Chatsford Village Trust.

The value of your deductions doesn't change after five years. So no matter how long you live in the community you will pay a maximum deduction of 20% from your Termination Payment. With the superb facilities available to you, we believe that this deduction structure offers excellent value for money.

Size does matter!

Chatsford is one of the largest lifestyle communities in New Zealand. Our size gives us considerable purchasing power and allows us to spread many of the costs of running the community over a larger number of residents. The end result is better value you.

We pay for Refurbishment*

When you leave your home, the last thing you or your family will want to be concerned with is paying for your home to be refurbished for the next resident. It is part of your standard agreement with Chatsford that we will carry out any refurbishment at no cost to you* - no matter how long you have been with us.

* Provided there is no damage beyond fair wear and tear.

Access to Birchleigh Residential Care Centre

While none of us like to think about it, the need for additional health care increases with age. It's important to know that, if you need access to more comprehensive care, there are options close by.

Chatsford residents are granted priority access to the Birchleigh Residential Care Centre. Birchleigh is a modern facility situated adjacent to Chatsford and owned by the same group as the Chatsford community. Birchleigh offers comprehensive Rest Home and Hospital care for up to seventy-nine residents. Its close proximity to Chatsford allows residents requiring 24 hour or respite care to still enjoy contact and companionship with family and friends from within the Chatsford community.

We've been "green" from the start

It has become fashionable to be green and energy efficient these days. But from the time we started in the early 1990s Chatsford has been designed with an eye on the need for energy efficiency and alternative energy supplies. This resulted in Electricorp awarding us their Gold Medallion for Energy Efficient Buildings in 1991. All Chatsford homes are centrally heated using in-floor circulated heated water. In the future the energy required to heat these homes could be generated using alternative energy sources.

Chatsford is also committed to continually reducing energy consumption. All recent construction now includes solar water heating and we also use heat pumps driving radiant heated floors. This combination of technologies creates a dual benefit: heat pumps use approximate one third of the energy normally required, and radiant heated floors required about 30% less energy that hot air heating systems.

In our most recent building projects, heat recovery ventilation systems have also been installed.
